Frio River Cabins is a family-oriented business.

Please bring all of your own linens and towels.  Rented linens and towels are available in regular season, off season, and for any  unforeseen circumstances.

River Conditions – Frio River Cabins has no control over the river conditions or the weather.  Plese make sure you read the cancellation policy!

Deposit – For all booking 31 days or more prior to your check in date: a 50% deposit is due at the time of booking.  Deposits can be made by using the “Pay Now” link (credit card). (Reservations made within 30 days of the arrival date are required to be paid in full at the time of booking.)  Every reservation has an administrative fee.  To avoid this fee, you must call the office (830-232-5996) to make the reservation and the reservation must be at least 60 days out, otherwise the deposit must be made by credit card.  When calling, please make sure to mention right away that you would like to avoid the admin fee.  If the time requirement is met, arrangements are then made to mail your check or money order to Frio River Cabins. Mail check to the following address:

Mailing Address – Frio River Cabins, PO Box 1048, Leakey, TX 78873. Include your driver’s license number, date of birth and reservation number on your check. The remaining balance is due 30 days prior to arrival.  You may pay with check or credit card. Please contact the office for more information.  830-232-5996

Remaining Balance – All reservations must be paid in full 30 days prior to the arrival date.  Reservations made within the 30 days are required to be paid in full at the time of booking.

Security Deposit – A valid credit card will be required upon check-in. This card will be charged if any damage and/or cleaning, etc. fees are incurred.

6978 S. S. US HWY 83, Concan, TX 78838 –  We are located between Concan and Leakey.  Apple maps takes you North of Leaky but that is not correct. We are approximately 7 miles south of Leakey. Be sure to map out your route ahead of time because service is limited in this canyon.

Check-In – guests may check in anytime between 4:00pm to 6:00pm.

IF YOU WILL BE LATE, PLEASE MAKE ARRANGEMENTS WITH THE OFFICE PRIOR TO YOUR CHECK IN DAY. IF YOU DO NOT MAKE PRIOR ARRANGEMENTS WITH THE OFFICE FOR A LATE CHECK-IN, THE OFFICE WILL BE CLOSED AT 6PM AND YOU WILL NOT BE ABLE TO ACCESS YOUR RENTAL UNTIL THE FOLLOWING DAY.

While at the office you can browse the little merchandise room for fishing gear, river hats, smore’s stuff, flashlights, goggles, etc.

Available for rent: Tubes, Kayaks, Corn Hole Boards, Gorilla Carts (for use at the original 6 riverbank), Pack-n-play, Shower chair, Linens (except during peak season)

Cancellation Policy –

Cancellation requests MUST BE made by emailing info@friorivercabins.com or by replying to a previous email.   

90 days before the arrival date – Full refund will be issued minus a 5% transaction fee. (5% of the amount paid at booking)

89-30 days before arrival date – If we can re-book all of your nights at full price; 50% refund of your deposit minus a $50 cancellation fee.  Otherwise, NO REFUND.  (We will do our best to re-book ALL of your nights but there is no guarantee we can)

29-15 days before arrival date – If we can re-book all of your nights at full price; 75% refund minus a $50 cancellation fee.  Otherwise, NO REFUND.  (We will do our best to re-book ALL of your nights but there is no guarantee we can)

14 days until arrival date – NO REFUND.

NO REFUNDS due to weather forecasts, inclement weather, natural disasters, pandemics, river conditions, traffic, vehicle problems, work schedules, illness, breaks ups, divorce, friendship termination, family emergencies or any other unforeseen circumstances.  Reservations will be held only until 9:00 am of the following day of scheduled arrival unless you have called the office and made other arrangements. You will be considered a no show, the reservation will be cancelled, and no refund will be issued.  NO EXCEPTIONS. You are responsible for full payment for all the days you reserved, NO EXCEPTIONS.  Absolutely no refund for late arrivals or early departures under any circumstances.  Please double check your dates for accuracy as this policy is strictly enforced.

Quiet Hours – Our quiet hours are from 9:00 p.m. to 8:00 a.m.

Pets –  A non-refundable pet charge of $20 per pet, per night must be paid. Pets will be issued a wristband that needs to be attached to it’s collar or harness and worn for the entire stay. No more than two pets are allowed.  You must contact the office prior to arrival for approval of more than 2 pets.  Frio River Cabins Management has sole discretion regarding the allowance of extra pets and the amount of the refundable damage deposit that may be required.  Pets that weigh more than 75 pounds must be approved by Frio River Cabins Management before booking. (Refundable damage deposit may be required) Pet owners are responsible for the cost of any necessary cleaning (this also includes smells or fleas) or repair due to pet stains and/or damage, as determined within the sole discretion of Frio River Cabins Management.  Pets must be restrained on a leash or in a pet carrier when outside.  Pets must be kept in a crate when left indoors alone.  Pets are not allowed on any furniture in the cabin/house.  If pet hair is found on furniture a $250 cleaning fee will automatically be charged.  Pets must not be left unattended on a leash or lead outside.  Owners must pick up and properly dispose of any litter or waste associated with their pet(s) into the outdoor trash cans.  If any pet waste is found on the property you will automatically be charged a $200 fee.  Pet owners are responsible for any noise created by their pets and must ensure that the quiet and enjoyment of other guests are not disrupted at any time. Pets must be clean, free from infestation, current with all vaccinations, licenses and tags.  Proof of such vaccinations should be available upon request.  Frio River Cabins Management reserves the right to prohibit any pet on the premises that may pose a risk to our guests or staff. We reserve the right to require immediate removal of any pet that displays dangerous or unacceptable behavior, and a $250 fine will automatically be charged. Pets are never allowed to chase the wildlife.  If you do not abide by the pet policy you will be asked to leave, and no refunds will be issued.

Linens – Please remember to bring bedding and towels. Visit our web site to see bed sizes and a list of items to bring.  During Off season and Regular season, linens are available for rent by contacting the office.

Cleaning Fees – Cleaning fees of up to $500 will apply if properties are not left as found.

No Smoking – We do not allow smoking in the cabins. Guests may smoke on the front porch with doors and windows closed. You will be FINED up to $500 for cigarette butts thrown on ground and smoking in cabins. Cigarette butts are considered littering.

Rules & Policies

We reserve the right to expel those not conforming to the rules of good conduct and safety.

All children are subject to the “extra guest” fee.

You must be at least 23 years of age to rent. We are family friendly – no obscene behavior allowed.

All cars MUST stop at office and register before entering the property. See map for location of office (check-in location).

The number of overnight guests cannot exceed the maximum number per cabin/house.

No loud noises, music or public intoxication. Speed limits are posted for safety. Please respect them.

No glass containers in or around river area. Littering (including confetti eggs/cascarones, water balloons, silly string and fireworks) will be FINED up to $500.

ATVs, including 4-wheelers and golf carts, are not allowed on any of our properties.

Do not cut any live, green limbs or trees. Also, no nails, screws or wire are to be placed in trees. There will be charges for damage to trees.

Only two vehicles permitted to park at each cabin and three at each house. Extra vehicles can be parked in designated areas for a fee of $5.00 per day. All vehicles must have the tag displayed from rear view mirror at all times.

Day guests (daytime visitors of registered Frio River Cabins guests) – $25.00 per day, per person. No more than 4 day guests allowed. Day guests are allowed on property between the hours of 9am to 6 pm only. Day guests must be registered with the office and must wear a wrist band at all times.

Only the maximum number of people per cabin or house are allowed overnight. Do not try to mislead management about the number of people in your party. Do not show up with more guests than your cabin can accommodate.  We will not be able to accommodate them and they will have to leave or rent another cabin if one is available.  When booking, make sure you do not invite more people than the cabin accommodates.  Your deposit will not be refunded if you cancel due to too many people.  Wristbands will be handed out at check in and must be worn at ALL TIMES. If a member of your party is identified by our staff with no wrist band, the entire group must vacate the property with no refund.

Fires in grills or designated fire rings only. NO FIRES ALLOWED ON THE RIVER BANK.

No firearms, including BB guns, slingshots and bows and arrows.

Tents are not allowed.

Swim at your own risk!

What to Bring –

Please bring all linens: pillows, blankets, sheets, bath towels and kitchen towels.

Please bring paper towels and kitchen and bathroom trash bags, as well as spices.  We provide salt, pepper and garlic powder.

Don’t forget your outdoor chairs, snorkels, fishing poles & minnow traps for the riverfront!

Lighter fluid, matches and charcoal if you will be grilling outside.

Extra bags of ice and river shoes (old tennis shoes work great) come in handy.

Other items that might be useful to bring: binoculars, camera, hat, sunglasses, sunscreen, beach towels, layout/folding chairs, ice chest, canopy, bike, coffee, board games, butterfly net and insect repellent.  Some of these items can be purchased at the office.

All of the kitchens are fully furnished, including a microwave, toaster, coffee pot (including filters), oven, stove, refrigerator, freezer, 1 roll of paper towels and dish soap. The bathrooms are furnished with liquid hand soap and we get you started with 1 rolls of toilet tissue per bathroom. We supply the large liners for the outside trash cans.  Please bring extra kitchen trash bags.

By completing the booking,  whether on-line or over the phone, you acknowledge and have verified that the reservation you are making is correct. You have read and understand all the warnings, policies (including the cancellation policy), and general rules that are relevant to the reservation you are making.  You are responsible for any misunderstand or mistakes that are made including, but not limited to, incorrect accommodations, dates, and unintentional reservations. You understand that Frio River Cabins has no control over the weather or river conditions. You agree to pay all associated fees and penalties.
